我的房子6月底刚刚close,刚收到7-8月的帐单，竟然用了差不多60，000Gallons的水，
水费200
多。Call了水公司的人员，查了表好象没什么问题。
1.室内没有任何用水时，水表仍然在走
2.关了地下室的总闸时，水表还在走
这可能是水表到室内供水管道处漏水。
以前Seller Agent 提供过Back Flow的Proof，请问这部分Cover吗？
还有，SEller最后一个月的水费也有180多。而Seller在过去一年已经不住在这里了。
Serller 托付的Agent感觉也疏于打理，一个明证就是草地有一年没割，竟然收到
County的
Warning。
现在Seller已永远离开美国，请问我可以Sue Seller Agent 吗？至少对方没有
Disclose
Accurate Information 吧。

总闸和水表不在一起吗? 总闸关了表还走那肯定是表的问题了

You have to fix it, pipe itself is not costly, but the digging labor is.
Did you not have the house inspected?

做了Inspection，没查出这个问题。
我的邻居一位美国老头帮我并且发现了问题：在我的Irrigation System Shut Off 处
（位于
咪表和我的房子之间）发生漏水，上面一块还有胶布粘着。明显是对方想敷衍了事。

inspector不会负责的。最多是把检查费退给你

Most inspector in my area make you sign a document that pretty much says
they are not responsible for any thing they said in their report.
I never hire inspector if they ask me to sign that before they do the
inspection.

That's also my question. If there is nothing between the main valve and the
meter, there must be something wrong with the meter. If there is something
between the main valve and the meter, like sprinkler system, then it could
also be possible that there is some leakage in the sprinkler system.

我这个房子的Irrigation System 做得很Stupid。
通常别人的是放在房子里，我的Irrigation System 是介于咪表和房子之间。
Plumber Co。的Technician和我的邻居都说这种Design非常不好。
总之，就是Irrigation System与我的房子的Water PipeLine连接处漏水。
Plumber Co 的人说要掘地三尺才可以Fix

Then you have to fix that as soon as possible.
Too much water leakage near your foundation is not a good thing. You can
either try to DIY which shouldn't be impossible or hire a contractor for
that.

还好，地基倒没受影响。
因为是斜坡，水都流到人行道石板底下了。

我倒是想尽快修好，约了Plumber公司，最快的也要三天后才可以。

The first part sounds good! The seconds part doesn't but you have to live
with that and it should be fine since your foundation is not in danger, just
a little more money.
Make sure you or the Plumber company arrange the shut down of your main
water line before the work by water company, if the Plumber company can not
shut it down itself.
