俺的一个美国同事出租房子，号称每个星期自己开车200mile去整理房子，所以每年开1
万mile，相当于5000的省税额，这种多搞几下，账面上想不亏钱也难，

rental is considered "passive" activity. up to $25k passive loss from
rental MAY be tax deductible. however if MAGI > $100k, allowable loss gets
a 50% haircut; MAGI > $150k, then the loss is not allowed--can only be
carried to next yr. cumulative loss CAN be deducted (lump sum) upon
complete disposal of the rental prop. :p

only if you still have profit after all deductions and depreciation. you
should get a negative income after all that. that way, you will not pay any
tax on your rental income.
