我们agent说我们可以请attorney 来review 合同，但他说一般90%的人都不会花这个钱
请人，我们看了合同，感觉都是很标准的。似乎没什么好review的。然后title
research，看银行发的fees schedule上面有title search fee，然后seller会给我们
买title insurance，那是不是就没必要请attorney做title review呢？你们请
attorney一般都是做些什么呢？我们agent说没必要请attorney啊。。

同问阿，买个很便宜的房子也需要吗？请attorney到底有啥好处？

will go to a title company to get this done. my agent said it is unnessary
to hire an attorney. he has seen about 1 out of 50 with an attorney coming
to the closing to review all documents.

有些霸王条款attorney可以帮你看和对方argue，你自己可能会觉得就是这样子。比如
inspection contingency怎么写。如果在双方约定的closing date，loan没有下来，保
证buyer可以walk away，或者没有penalty之类了。记住，你的attorney代表你。

我个人不认为attorney特别有用，不过，前提是客人自己有能力仔细阅读推敲合同。一
般都是标准合同，但可以增加条款以保护自己的权益。另外，inspection发现问题之后
，客人要有能力去跟seller argue。其实，即便有律师，很多权益也是客人自己挣回来
的。title公司可以自己找，title公司可以负责settlement的。
因此，在有些州确实不一定要请attorney。
