纽约refinance这么高的成本，怎么no cost。。
No cost其实是相对了，用比full cost高出一点的利息来cover closing cost，前提就
是closing cost不是很高的情况下。
如果closing costs高了，那高出的利息就不是一点半点，这种利息你听了估计就直接
走人了。

呵呵，诚如楼上所说，纽约之所以没有no cost refi，就是因为cost太高了。cover了
cost，rate就完全不能看了。
有生意不会没人去做的，遍寻不到是有原因的。

NY那里好像有什么Transfer fee，所以整个Closing cost就上去了。加州这里所有的
Closing cost大概是$3500左右。

oh, 是吗？如果只是$3500的话，应该可以做到no cost的。

我做NJ和NY的loan，凭经验说，NY的cost基本上是NJ的2倍。
NJ一般的conforming loan的cost在2000-3000。NY refi时仅仅为了避免mortgage tax所做的CEMA的cost就超过1000，任何时候都有bank attorney fee，就是说，不算appraisal，bank的收费，title 相关的费用，government recording fee等就已经奔2000了。即便appraisal，bank的收费，title 相关的费用，government recording fee两州持平，NY的cost也要多出2000呀。更别说CEMA并不是一定能做成功的了。如果做不成功，或者根本无法做CEMA，那么光mortgage tax就很可能3000出头。而且mortgage tax里有0.25个point理论上是mortgage公司来付的，rate里还需要打出替客人pay这0.25个point的空间。
就像我之前说的，有生意不会没人做。没生意是有原因的。
