我们公司急需一名IT Manager。要求有Oracle EBS R12 系统管理经验，懂Report
Writing (XML Publisher)，需要较好的英文语言和人际交流能力。需要较强 PROJECT
MANAGEMENT 能力。
公司50多人，如果能胜任工作，基本上是可以一直做到退休都不用担心 layoff 的公司
。我们的Oracle EBS R12 上个月刚开始正式使用,负责安装的公司目前还在帮我们
DEVELOPE 一些日常使用的REPORT.开始工作可能会有点紧张，但走上正轨后工作会比较
轻松。公司只有这一个IT 职位，但硬件网络维护都外包，另外负责安装Oracle 的公司
会一直做我们的技术支持。
公司可以 sponsor 绿卡，但需要有 H-1 签证，因为今年的 H-1 配额已经用完，而我
们现在需要人开始工作越快越好。
工作稳定，环境宽松，薪酬优厚，福利还行。有意者请给我站内信简单介绍一下工作经
历，并注明薪水要求。
This is a position need to be able to deliver at least some simple reports (e.g, tweak some standard reports) right away, and be able to manage the overall project very soon. Please don't bother if you don't have the experience, since thers is very little time for you to learn.

Just did refinance recently and got a refund check from refinance agent.
But just found that the number is less than the money I paid for appraisal
fee. (check is $308, but I paid appraisal fee $325).
It has a calculation formula (seems there are some number from the HUD).
Just wondering how the cost is calculated?
What's the meaning of normally said "no cost refinance"?

no cost就是你除了prepaid interest，旧的贷款和新的贷款的difference之外，不需
要付任何的closing cost，包括appraisal fee。

请问从HUD-1表里如何理解呢？里面有各种各样的charge,fee, 偶看了半天还是没搞清
楚那些东西。哪几个数目是关键？是不是这几项？
301：GROSS AMT DUE FROM BORROW
302: LESS AMTS PAID BY/FOR BORROW
303: CASH TO BORROW
最后，refinance agent给偶的refund check看到数目比偶预付的appraisal fee要少，
他也列了一计算公式得出的这个数目，所以偶就觉得有疑问，不知道为什么会少点？

通过Final HUD上面列出的各项费用，可以计算出Refinance closing cost，下面是一
些比较常见的cost:
Lender fee - included in the origination charge.
appraisal fee (POC - paid out of closing)
credit report
tax service
flood certification
title charges
government recording fee
reconveyance fee to old lender
recording fee to old lender
把上面的费用加起来就是closing cost。
lender fee = origination charge - broker commission
no closing cost的意思在置顶里有，你可以参考一下。

LZ既然付了$325的apprasial fee,而且贷款也close了，理应全数拿回。作loan
broker，人品很重要拉，说是退全部的apprasial fee,就应该全部退给borrower.

你的Refund不仅仅是你的appraisal fee，还要看到你的旧的和新的贷款之间的差别，
以及减掉prepaid interest.

You, as a borrower, are responsible for:
1) Interest
2) Principle difference
3) Property tax (if you have not paid yet)
4) Impound account (if you have one)
All others shall be covered (including cost related to change vesting title,
etc.).

listed and copied below:
1) Interest (1~9 nine days for old loan company, 9~30 22 days for the new
company. one day overlapped. )
2) Principle difference
3) Property tax (None, paid already)
4) Impound account (two months property tax plus three months insurance)
All others have been listed in HUD1 and credited back to me from loan
officer as:
1) origination charge
2) Appraisal Fee
3) Credit Report Fee
4) Flood Certification (Life of Loan)
5) Title services and lender's title insurance
6) Government recording charges
7) Transfer taxes

大部分的银行还收10块钱的手续费

suppose I will get a check from old loan company in 15 days after paying off.
I've not got it yet.
The money in my old escrow money is my money and will be included in the
final check. I just called the old loan company and confirmed what I'm
understanding.

感觉上前银行收了40+的文件非+10刀的faxfee，加上两天的利率overlap。估计自己出
的大概有120左右。现在有华人贷款兄弟姐妹帮付了大头，知足了。不像以前每次都要
大出血2000到3000刀

那你的旧贷款pay到哪个月？新贷款从哪个月开始付？

旧贷款pay interests 到11月9. 新贷款付 interests starting 11月9 to 11月30.The
first formal mortgage payment(which is for 12 月 this year) due in 1月 next
year.

Yes, basically what is left in the old lender shall be mailed to you in the
form of check within 3 weeks after paying off.

Thanks for this great information.
My refinance loan is more than the loan balance. But they also paid the
second half of my property tax in the closing. I just found another piece of
paper with summary amount.
This is the amount I should get:
$num1 = $newloan - $payoff - $propertytax + $appraisal
And I got two checks:
$num2 = $check1 (from closing) + $check2(from agent)
Just found $num2 is $5 less than $num1. Looks like it's the fee for property
tax duplicate bill.
So it's reasonable for me to pay it?
