不知大家怎么看。如果想投资房的话，是自己付掉25%首付的townhome,然后找房客，维
修，折旧。以后卖的时候还要付agent fee。还是用这个首付直接去买real estate
mutual fund。For example,去年TIAA Real Estate的Annual return 也有13%。看tiaa
的那个投资组合说：“The TIAA Real Estate Account seeks favorable long-term
returns primarily through rental income and appreciation of real estate
investments owned by the account.” 而且随时可以兑现。

One is rental property owner, another is mutual fund investor.
In some cases, as a rental property owner, you enjoy advantage in the
taxation (schedule E of 1040 form).

Fund也要把维修，折旧算到cost去的，然后还要付几个百分点的fund cost吧

Yes, you have to pay management fee even this is no-loading free trading ETF/Mutual Fund. The upside is you don't need to worry about tenants and maintenance.
Just friendly reminder, if you want to invest in REIT (Real Estate
Investment Trust) fund, due to passing through nature, it is better to put it in the tax shelter account (i.e. Roth IRA, 401K) to save income tax.
