去年年底下了一个short sale 的offer, 现在seller要我们签一个Short sale process
agreement的合同,其中有一点是这样写的:
Processor is processing a short sale, or discounted mortgage payoff, on
behalf of Seller(s) and for the benefit of Buyer(s) of the Property offered
for sale. Processor, Seller(s) and Buyer(s) have agreed and/or acknowledged
that this sale is to be conducted by inducing a Processing Fee” or “Buyer
Discount Fee” in the terms of Seller concessions as reflected on the HUD.
These seller concessions are to be paid to Processor as a non-recurring
closing cost at the close of escrow. Processor will ensure a Seller Credit
to Buyer equal to the “Processors Fee” – This money comes from the net
amount paid to the seller and does not increase Buyer(s) purchase price or
any commissions paid to realtors. The Buyer(s) will pay the Processor the
Seller Credit as a non-recurring closing cost to be included on the Final
HUD-1 to be paid to Processor at the time of closing as a “Processing Fee”.
请问有short sale经验的朋友有没有这样的经历?能解释一下这是什么意思吗?这
process fee该不该buyer来付,这样合不合法?我们的offer price 是420K,付多少合
