正常.
我之前也是越过buyer agent直接打电话给listing agent,然后buyer agent就很不高兴
,说这样会有很多不必要的纠纷.

有些agent在意,有些不在意(我不在意).如果你相信你的客户,就没影响,有纠纷就去协
调纠纷,这是AGENT的职责. 如果你不相信客户,在意又能怎样?不如不在意.
例如我是buyer agent, 如果我不通用LISTING AGENT同意,直接联系SELLER, LISTING
AGENT可能会很不高兴,这样一来对我的OFFER可能有不好的影响.既然有游戏规则,作为
AGENT自然是尽可能的遵守规则.

胡说八道, 没有法律效力的东西你要怎样问就怎样问! 你agent介意, 你还介意他介意
啥勒! agent就是代理人, 你是principal, 你可以越过他, 他不可以越过你,即使签了
契约, 一样可以越过代理人谈, 只是你得照付佣金

人跟人之间的尊重从来都不是因为法律效力。
各位给钱就是大爷的心态是不是应该改改？

也许你的agent是好意呢？毕竟你是外行，人家是内行。
俺们也不知道你到底问的啥问题，不能乱说。
你要问“这桌面是不是大理石的”，你agent要是有意见那他是神经病。
你要问“你们能不能让点commission出来”，你agent要是没意见那就怪了。

我只说lz是可以越过agent谈, 这有问题吗?
我没说的是, 只是lz若越过agent, 最后还是得付钱, 那当初请agent干嘛? 花钱请
agent, 就是让agent帮你做细节工作,所以如果要越过谁, 一定是有原因, 原因可能是
agent/principal的信任关系还没建立起来, 或者其他
我只说可以越过, 至于要不要越过, 应不应该, 合不合理, 视情况而定, 你给我扣一个
花钱就是大爷的心态也行,但很多agent也是拿了钱不干事, 辩这个没意思! 也不是重点
, 我只针对楼主说的可不可以做回答

ask
Directly communicating with the listing agent may expose how badly you want
the house. It can be a disadvantage when you negotiate price.
As long as your buyer's agent pass on the question timely, this is not a
problem IMHO.

it's really the question why you need a buyer's agent
my personal experience tells me you may find a better home without an agent.
of course there is reason that buyers agent exists, For example, if you busy
and successful in your own career, and you can make much more money by
saving the time, and enjoy somebody really serving you well. then consider a
buyers agent.
or if you are not decisive and not willing to learn the basics, then
probably pay somebody to do that for you, but please expect they definitely
cannot do better than yourself because they are working for the money not
you.

你可以问，但是中介会觉得你不大懂规矩，或者你对他的专业知识不满意，而跳过他去
问listing agent。

Agree. In that case, your buying agent put efforts without any income.This is quite normal in this industry. however, agent prefers not to having too much "free" service.
