如果可以证明对方fraud的话，可以咨询律师看合约是否还有效。

是啊，这个是不是不需要特殊的律师？
对方就是掩盖了他们曾经两次出现了问题，找过保险公司claim，但在disclosure上又
说没有claim。 觉得他们应该是修好了，但不知道为什么还要隐瞒？

我们问的保险公司说这房子有过两个claim， 但卖价在disclosure上说没有claim，还
说没有ice的damage。 但其中一个claim就跟冰雹有关。
这些应该可以算证据了？

it has to be done intentionally from the very beginning. unless you can
prove that, you still don't have a case to against them. they can say that
they forgot. ask them to repair those or credit to you for the repairing
works. if you don't want to buy it, just kill the deal using inspection
result.

inspection之后对方签字同意修好inspection 查出来的问题，就几个小问题。 这种情
况我们还能以inspection的理由退出来?

你已经签字同意resolve了？ 如果你已经糊涂签字，对方也已经签字，那就不好办了。
你还有机会在appraisal contingency 退出，如果银行appraisal地与你的购买价，你
可以合法退出。但不知道银行的评估会不会低于成交价。还有机会是贷款的
contingency, 你带不到款的话，也是可以退出的。

那时候签字的时候还不知道有这个问题，当时都是小问题。
有没有可能对方当时保险claim做了假，向保险公司谎报了claim，所以不想disclose。
因为inspection的时候确实没有查出什么问题来。

is not done properly. the outcome is you may get some money back through
mediation (you probably still need a lawyer for mediation).
If you just want to back out, I will talk to the agent and let the seller
know that the disclosure is incomplete and let them know the request and see
how they react.

to truthfully answer the questionaire.

My agent is not willing to help. He said this is seller's privacy. I was
speechless.

talk to your agent's boss. Yes, you need to find specialty lawyers and
things will be expensive for every party involved so try to talk the deal
out first and at least see what is the seller's response.

我们不太想退出来，这个房子还是挺不错的。现在就是想让对方出示证明，到现在我们
都不知道是哪里出了问题，我们的inspection也没查出来。
现在比较恼火的是我们的agent不太帮忙，不站在我们的立场上。 明天准备去找个real
estate laywer咨询一下，如果对方完全理亏那我准备直接跟他们的agent交涉，让他
们出示材料，否则威胁我们要退出来。
