第一次买房做的inspection结果出来了，发现一个浴室下面的foundation木头由于漏水
而长霉且损坏，请问各位前辈修要多少钱：
3B - FINDING - Fungus damage to wood members beneath stall shower. Standard
water test indicates that the base of the stall shower is leaking. Base of
stall shower leaks when standard water test is applied.
RECOMMENDATION - Break out and remove the entire existing stall shower.
Remove and replace fungus damaged framing members. Install a new shower pan
and re-tile with standard grade ceramic tile. If, upon removal, we find that
the plumbing needs repair, then additional findings, recommendations and
bids will be issued in a supplemental report. Note: This bid includes the
installation of a new shower door enclosure. NOTE
- This bid dose not include replacement of the wains coat will be issued
upon request.
3C - FINDING - Fungus damage to the subfloor. Below the stall shower. The
damage appears to extend beneath the master bathroom floor covering.
RECOMMENDATION - Remove toilet stool, remove floor covering, remove fungus
damaged wood flooring and replace with new material. Install new standard
grade tile. floor covering and reset toilet stool on new wax sealing ring.
Note: If we find that the damage extends into the subfloor or enclosed wall
void, then further findings, recommendations, and bids
will be issued in a supplemental report.

foundation要换,还有mold的问题,不是特别喜欢,pass算了

这是section 1 的问题了， 卖家有没有promise clear all section 1 problems?
inspection时会itemize 每个问题的修理费，让卖家修，如果不修，按修理费压低买价
。

But it is a short sale, seller may not care to fix it. Question is how much
to fix it. I am afraid that the whole bathroom tiles needs to be redone
since it needs to tear the floor.
