最近在网上看了一个房子，户型面积都不错。尤其是位置很好，临湖靠水，离孩子上学
的学校也很近。要价三十八万五。结果agent 问了以后告诉我，这是一个short sale,
卖主已经收到了一个offer. 不知道在这种情况下，还有必要出offer吗？如果是对这个
房子很满意的话。

Yes. If the seller didn't close the deal, it doesn't hurt to submit the
offer. Short sale ususally take long time to close if they haven't got the
lender's short sale approval yet.

没有规定说short sale先到先得的，可以出呀，看银行approve哪一个了呗。

I don't think short sale is like that.

you can be a backup offer. if the first one walk away, then it is your
chance.

对我的agent是这样说的。
这个房子离我现在租的房子只有两个路口。我和孩子去看了外面都觉得很不错。我告诉
我的agent我想去take a look, 但是我的agent 告诉我说，这个seller does not want
more showing.我觉得很奇怪。难道short sale不让看吗？还是说他们准备接受这个
offer所以不想再让别人看了？
我直接给这个listing agent 发了信，看看会怎样。

short sale比较复杂, 有的时候seller甚至根本不想卖, 我跟踪过一个short sale的房
子, 有两年多了, listing price 从开价50万一路涨到60多万, seller 说看过的人估
计有百多, 下offer的也有几十拨, 但是还是没卖出去.

出吧，就是不要抱太大的希望。能拿到当然好，拿不到也不要可惜。

I see. I guest I will just move on and forget about it. This house is
already on the market for almost one year. I was wondering why, because it
is seems a very good ideal. Location is great, has private dock, 80 inches
lakeshore, and build in 2005. Similar houses, asking for at least 599900.
