We are purchasing a house that locates in the boundary of the very good
school distract, so most nearby sold houses were at much lower prices.
However, the appraiser selected by the bank:Provident Funding seems very
familiar with the local house marketing, he used many houses in 1 mile (very
good school distract) as comparable house. Now the bank questioned why he
did not use the nearby recent sold houses to compare and further declined
our loan application by "Due to insufficient recent and proximate comparable
market activity, the subject property is ineligible for financing with
Provident Funding. Loan to be Denied ".
Please give us some suggestions, we really want to buy this house and locked
the rate at low point. Changing a lender will cost much high for us and
jeopardize the contractor because the seller may lost patience.

change lender will have two risks here: (1) The relocked rate will be around
4.85%; (2) Seller may not allow us such time because they may choose
terminate the contractor.
I am wondering whether it is possible that we appeal the denial. Have
anybody heard the successful case about appeal? If yes, how is the process?

first, your agent should not use PF for purchase loan. PF is the best for
refinance, but not purchase.
2nd, it's very hard to appeal the appraisal value.

refinance, but not purchase.
2nd, it's very hard to appeal the appraisal value.

这种事经常遇到, 特别是在好区和坏区交界上的房子.
appraiser的目的是好的, 但是做法不对.

welcome. sorry no case study, but the process is straightforward, just
having your agent to request the lender to do another appraisal and continue
the process.

Hi durbin,
The reason states you case is pending denial because they cannot find
sufficient RECENT and PROXIMATE comparable market activity. If you can find
comparables on MLS listings showing the properties were sold recently and is
within a close range of your property, you still have a chance to argue
with them. You may ask your agents to search on MLS listings and pull the
property (which you choose as comps) profile pages, then write a short
paragraph under the property profile explaining why it should be considered
"recent" and "proximate". And provide them with Provident for review. The
explanation should be as detailed as possible.
What Provident Funding states in the condition log is NOT always correct and
they may just wait for your effort to provide information/solution for
their review, and they will not tell you how to do it. So sometimes critical
thinking is important.
I think you still have a chance and hope the above helps. Good luck!!!

PF有个系统去审核appraisal,显然是LZ的appraisal没通过该系统的审核。PF十分挑剔
,估计他们是不想要这个loan的。转其他lender吧,rate估计没有PF好,但loan还是应
该能拿到的。
