今天去做了房屋的 Home inspection. 发现天花板上的 Drywall 有裂缝，如图中箭头
所示，长度有好几米长，宽度目测有3毫米左右。Inspector 说是不是严重的问题，裂
缝是两块 drywall 受到温度、湿度、或者震动影响所引起的相对位移造成的。
虽然inspector 说不是严重问题，我心里还是没底。请问版上各位这种drywall crack
严重吗？crack 会不会逐渐变大？维修贵吗？Close 房子之前应该让 seller 维修吗？

斜屋顶很正常吧。用drywall tape然后刷一下就看不见了。

我们想买的房子也有天花板裂纹问题, 有穿过客厅中间的长直线裂纹, 那个天花板是平
的。我们的检查员说不是一个大问题，但我们很担心，希望能找一个好的结构工程师来
检查这个问题。除了电话薄黄页, 不知道在哪里可以找到好的structural engineer?

不要找了，钱实在多得慌，买一些工具寄给我好了。。。

This is a construction joint and it is normal in the picture. It might not
need a structure engineer to look at it. Or I am a license PE, you can pay
me. If you don't want to see the crack, you can put dry-wall type, patch,
sand the surface and paint. I do notice you might have pop-corn ceiling,
right?

Ceiling 是pop-corn 的，表面粗糙的那种。如果我想让seller 降价，像这种crack
让他们降多少比较合适？

This is not a major problem. It's only cosmetic issue. I don't think you can
ask to lower price based on this.

那个Inspector 也说是 Cosmetic issue.
