I will begin writing the offer and can meet you to sign and I will need an
earnest money deposit for $5,000 made payable to ........associates.( 她的公
司）
订金吗？不是付给seller吗？

定金应该是直接给escrow公司的。

Also, can I ask the agent email me the efile of the contract before I sign
the hard copy? ( was told should be carful with the contract and I need
some time to go through it. )

如果是offer的话都有模板的，让agent带着你过几个重点就行了。

Yes, I always email my clients contracts to review first.

我只问客人要copy of check. 直到offer #接受了，才需真正的钱。

这个中介是个美国女人，带我们看过一次房子，她当时只问我是不是只有她一个中介，
我说在williamsburg只找了她，（我也曾考虑过在yorktown买房子），她当时也并没要
求我们和她签合同。觉得她还行，也不push.
我觉得写checck可以接受，就是具体的合同，我得看明白才能签，不是怀疑别人，自我
保护而已。

和agent签了offer合同.她说还要付closing cost about $4200, 如果用她找的律师做
title,还有insurance啥的.我给的offer是465000,是用cash结清,不是说cash不用付
closing fee的吗?还是我搞混了closing fee /close cost? 我下午还有事,就没和她
纠结,签了就走人了.现在想在版上咨询一下,多谢!

cash offer只是没有和loan有关的cost, 但是还是会有和地产有关的cost, 细节您可以
参考我的loan club里的有关cost的文章.
