新手第一次买房想请教下
税前工资52k,想买250k左右的房子,有50k downpay
30年fixed好像要多付100多k的利息,想想很肉疼啊,不过看版上大家的帖子说每月开
销不止房贷担心15年fixed压力太大
大家有啥建议不?另外问了本地一银行30年可以给4.125的rate,15年给4的rate,大家
觉得rate如何?

我老的先头部队已经上了。不管大盘,中长期投资的话,这个是白菜价

Don't think which rate is a better deal, think about which mortgage would
give you a monthly payment number that you can afford right now. Cost of
buying a house involves mortgage payment, insurance, property tax, utilities
, maintenance and a bit extra set aside for incidentals. It could be
another $400-600 a month on top of your mortgage payment when added together
.
This cost should ideally be less than 1/3 of your monthly net income, so you
can have the house and still afford to have a life. 1/2 is probably the
maximum you can push this limit before this house becoming an anchor on your
neck. Remember, you still need to build up enough savings so you can
afford to pay for everything even if you don't have income for a couple of
months.
If you change to a better job with more income at a later time, you could
always refinance to get a better rate and/or shorter term. Either way, 4.
125 and 4 is not that much of a difference.

这好像是我妈买房的心理。。100K的利息!!!你不能这么算的。。你这是打算在那房
子呆到老吗?有木有考虑过市场?说不定以后你那房子的价值会翻倍或者减半。不能拿
着一次性付清的心理买房。。。。

现在rate这么高了?前几个月30年还是40以下

选择了30年的利率,你的月供会少些、压力也会小些。
然后等你有余钱的话可以多付些本金,一样可以提前供完,少付利息。

中部大农村房价不怎么涨的,将来卖房多半要赔钱,所以买小的
够用的比较好,你觉得你会在中部大农村呆30年吗,我觉得5
年可能都算长的,就算你不走,那些公司也可能会搬走。

我们在中部啊,这两年房价平均涨了20%,而且地税低还没有州税,工资水平也不算低,
搞不懂有什么理由要搬去纽约啊加州那些房价疯高税超高的地区?除非丢了工作吧。

不要超过$20万。30年。 贷款加上税如果15年就要近1700吧。你五万到手也就是每月
2000+吧。 太紧了。一定要有一个人没工作了,另一个人工资能够的打算 (如果你有
家庭)。30年会好一些。自己的房子住着比较舒服。
