请教一下 no cost closing
假设 old loan blance = 300k
for the new loan
1) escrow account $5k
2) interest of that one month $1k
3) closing cost $4k, but agent will rebate back $4k after closing. so it's $
0 here
3) new loan amount. I want 300k, but agent ask me to go with 305k
if I go with 305k, that means I will bring cashier check (5k+1k+300k-305k)=
1k
if I go with 300k, then (5k+1k+300k-300k)=6k
我觉得增加贷款额度好像是有利的, 不用一下多拿出5k. 是不是不好的地方是以后要
多出这5k的利息?

老婆觉得房子厨房厕所太旧要重新装修,估价要5千。这时你的贷款外的总开销是5千+5

你自己的钱袋里拿。 这就是所谓的no cost refinance。

我的refinance是lender的rebate能cover escrow的一部分,最后还要自己出一部分
escrow的钱,其他的不用。贷款额和我现在的principal的余额一样
