If I could do it again, I would choose 5/1 ARM or 7/1 ARM with low/no cost closing. For small amount loan, no cost closing would be better although the rate is about 0.35% higher. Meanwhile do not be afraid of short term ARM especially for small amount loan.

这个看LZ你的具体经济情况及未来发展方向 我觉得哈,趁现在利率低的时候,你可以贷款15/30年的,把多余的钱用来投资其他标 地物,例如投资屋。 对于LENDER来说,因为投资屋的相对高的风险性,都会charge add on points.再加上 一般投资屋的贷款金额都会相对小些,这个又可能trigger其他的point.这个各位贷款 买投资屋的时候,可以注意一下。

Thanks. Actually this is my idea last year when I got the 15 year fixed loan , which was to have more cash in hand and to invest in other place. But after one year, it seems mortgage rate went down even more, stock market is unstable, no time and effort to invest another house, etc. So all of these let me think it is ok to take a short term loan or pay off the loan if necessary.
