去年短期内买卖了一个condo,没有收到1099b表,现在想自己填8949及schedule D附加
到1040上。其中在计算卖房所得收入的时候(Part I - column d),prorated state
and local tax transfer是否可以从交易价格中减去?
Instruction for 8949中写的是可以减去,我理解正确的话。"The net proceeds
equal the gross proceeds minus any selling expenses (such as broker’s fees,
commissions, and state and local transfer taxes)."
然而关于卖房的Publication 523中却没有把state and local transfer tax算入可以
减去的费用. The amount realized is the selling price minus selling expenses.
Selling expenses include: Commissions, Advertising fees, Legal fees, and
Loan charges paid by the seller, such as loan placement fees or “points.”
请教一下应该按照哪个版本?
另外,交易过程中HOA charge了一个HOA transfer fee,请问这个费用能从收入金额中
