No, it doesn't include escrow and title charge. Based the gfe, it seems the
agent will earn $4.5k from my case. Is it fair?

there are many items on ur gfe, and origination charge is just one of them.
besides different ppl/property may
get different rates. why not compare a couple and determine the fairness by
urself?
