XX represent the renting company
1) XX never gives me any copy of the lease when we take over this apt on
Dec 2009. That is the reason why we don't know we need to let XX know one
month ahead of time before we move out. It is totally the renting office's
fault for not providing us any copy of the contract.
In the mail that XX sent to the forwarding address, we are asked to pay $110
for cleaning. 229.02 for painting and $75 for the carpet.
Usually deposit only cover damaging & repairing.
Cleaning, painting and changing the carpet are only regular maintenance. I
really doubt whether the terms in the contract prescribed that these can be
deducted from the deposit.
Here I request that I get a copy of the contract mailed to the forwarding
address. I need to know whether the requirement of "written notice one month
before moving out" is really included in the contract. And what constitute
the legitimate deductions from the contract.
2) We found that the XX already finished the painting and cleaning of our
apt before Oct 21st 2010. That means the XX already forfeit the right to
claim the 21 day rent from us.
Here I request that XX mail me copies of the receipts of outside service
companies that perform cleaning, painting and changing the carpet. This can
confirm whether aptarment is trespassed before Oct 21st.
Finally, we reserve the right to escalate this issue to the LAHD or small
claim court.
