In your GFE, I do not see Escrow fees. Are they included in title fees? I
doubt it. Otherwise, your closing costs are low. Title and escrow in GFE are
estimates, which may differ from your final HUD.
BTW, government recording fee should be around $100.

I think it's owner's own choice. Most people do not buy owner's title
insurance. But lender's title insurance is required.

closing cost largely depends on the locacation and the state.
For example, buying a plance in new york city, the closing cost is generally
3-4% of the total purchase price. In Long Island, it is about 2%. In NJ, it
is about 1.5%... So without knowing the exact location of the property, it
is pointless to compare closing costs.

insurance跟你有不用agent没关系
只要你买房 你就要买owner insurance （当然你可以不买，出了问题你怎么办？ 就跟
你其实也可以不买医疗保险一样，可是在美国你敢吗？）
只要你做loan，就要买lender insurance, （这个你选都没得选，银行一定要你买）
我是觉得 做loan还是要有agent帮你顶着 这些个问题 跑到bbs来问 会看到不少嗖主意
的 万一被误导 就麻烦了。再说了，agent的commission又不从你这里来，对你来说又
不多花钱
