理由是appraisal 的价格很可能低于成交价,只保留了loan contingency,
我们的Agent 觉得我们的首付情况不会因 appraisal价格低而贷不出款
合理吗?
Appraisal 有什么用,除了对贷款有影响,还有什么别的作用吗?
还有一个问题,卖家已经提供了inspection reports,买家还需要再做一遍吗?

the appraisal value is mainly used for the loan. Usually there are 3 levels
LTV ( loan to house value): 80%, 75% and 60% or less. The rate you want to
lock is directly associated with LTV range.
The lower the appraisal value, the more down payment you need to put in
order to keep the same rate for the LTV, unless the value still falls into
the same range. In that case, your price will not be impacted.
Many of our clients just use sellers' inspection reports to save money.

再请教一个问题,
卖家要求不要check 合同里11-A的Seller Disclosure, Seller Property
Questionnaire和SSD条款
理由是已经提供了,如果不check的话,就不用出示给lender了
这个合理吗?

Any disclousre you checked in the contract, you must present to lender. More
lender reviews, more questions they might have.
You need to check with your buyer agent to get his opinoin. We do see many
contracats which didnt have those items checked.

如果appraisal value太低, 可以用来做为和seller讨价还价的条件, 如果您已经确定
买价不变, 而且确实有buying power,您可以考虑从了seller.
关于11-A, 一般我们都不check.

呵呵,自己真是什么都不懂,貌似check了很多东西

why buy a property and feel like you've just lost a ton of money on the
escrow closing date ? Appraisers nowadays are ultra conservative and
whatever they come up with is what the house is really worth in the current
market.
Stick with the appraisal loan contingency, or at least change the verbiage
to reserve the right to re-negotiate. Who knows what'll happen, at least for
me, I saved around 10k after re-negotiation because appraisal came in lower
.
Think of it this way, if the seller agent knew the house ain't gonna
appraise, then they over-listed it, simply as that. If you walk away, the
next buyer will have the same issue with the appraisal, and the sellers have
to go through all that hassle again, so make sure your buyer agent get that
point across. Don't let your emotion get in the way of things, or buyer's
remorse may kick in sooner than you would have liked.

呆,你没生效的合同怎么去办贷款去申请估价。先把买房程序搞清楚先,拜托。

请问银行的appraisal value 和一般我们自己的买入价比是不是差不多?如果是这样,
为什么不等appraisal结束了,再offer?
