ARM (Adjusted Rate Mortgage) could be amortized in 30 years. Instead of a
fixed (constant) rate, it is a variable with some constrains. There is interest only ARM too.
5/1 ARM 3.000%, 2/2/6: The first 5 year is fixed, then start to adjust each year. (initial adjustment cap / subsequent adjustment cap / life cap)

It is largely depending on your own situation. ^.^
Due to relatively low rate for ARM compared with fixed rate, it is easy to
reach DTI (Debt To Income) <= 45% for some borderline borrower(s).
One scenario: If you expect that you will not hold the fixed loan for long
time by either selling your house, or refinancing, then ARM might be a good
option to consider.
In case the mortgage rate unexpectedly jump significantly, you might pay a
relatively "high" (capped) rate.
