刚买了房,本来挺高兴的事,就有一样. CLOSING的时候,卖主苦苦哀求我们CLOSE后再让他
们住两天. 我本来不愿意, 因为人人都说这样以后会有纠纷, 但卖主家的小孩才一岁, 如
果不让他们住下, 大热天小孩子四处找临时住所实在可怜,就答应了. 当时他们口头上应
承给50圆算是补偿.
结果后来再问他们要, 就装聋作哑不理我了. 其实钱是小事, 说实话让他们住两天, 租金
都不止50, 我就是气不过被人骗, 刚好交易的时候还有几件不满意的事, 就想合在一块上
小额民事法庭告他一下. 就是不知道有多少把握, 大家给我参详参详.
1. 要他退这50圆, 但我没直接证据. 但是我后来因为算错了地税, 找卖主要ADJUSTMENT
的时候几次都提到让他顺便把50圆给我. 每次他都是很愤怒的说我地税搞错了(的确是我
弄错了), 但对这50圆从来都不置一辞, 我可不可以用来间接证明我们有过协议, 所以他
不敢否认? 有EMAIL为证
2. CLOSE 的时候卖主给了我们一些钱算是部分第三季度的地税, 但是这笔钱的数目是根
据他们给出的上半年的利率算的. 后来我发现,他们在CLOSE之前已经拿到了

No need to wait, as there is no lawyer in this board. Talk to one. And why go
to a small-claim court? Aim high. I am originally from Taiwan.

but i do not have too much time to talk with lawyer and prepare everything,
just hope to settle things fast,
and if my points are weak, why bother to go to a higher class court, I would
like to make sure before I go
by the way, is there anything related with where you are from?

I don't understand. You must have had a lawyer in closing. Besides, your 3rd
complaint mentioned fixing, hinting it is not a small sum (more than $2,000).
That iwas hwy I suggested a small-claim court is not appropriate (which in
Massachusetts--where I reside--deals with damages less than $2,000).
I am litigious, but, no, not most of those from Taiwan.

hehe, first thank you for all your suggestions.
it seems I did not make myself clear enough or maybe I have some
misunderstanding to real estate laws.
1st, most of the trouble arouse because the seller stayed in the house for 2
more days after the closing. to my understanding, the lawyer who helped me in
the closing completed their duty at the closing. anything happened after that
is totally beyond their control, am I right or not?
second, for the thrid claim, I just want the seller to compensat

The repair would cost a few hundred at most? With Property tax, the total won'
t add up to $2,000? I am puzzled. Can't you just take $2,000 and settle all
scores?
At first, I thought it would be a big sum, so suggested you to talk a lawyer
for you will need one anyway. I now nothing about closing (having never owned
a house), but conceivably the service ends when the closing is completed. Will
your lawyer charge you for addional advice? If not, ask him or her.

I have already received $2000 for the repairment, however, to my understanding
, it should be $2000+repairment of the listed items that seller agreed to
repair

I am afraid that I can't be of much or further help.nIt seems to me the money
in dispute is very small compared to the home price. You can always go to a
small-claim court, but because I don't know the contents of your two
agreements with the seller, I can't say anything. You know, choice of ny
agreement or contract is critical.
