大家好
七月底的时候，我觉得mortgage rate 会涨，所以一申mortgage我就把rate lock在4.
375%.到现在appraisal也做了，commitment letter也下来了。
可是人算不如天算，现在rate更低了。看着一天天降低的rate，心里很痒痒。所以想向
过来人请教一下，在这个时候，如何negociate一个更好的rate？

可以换一家银行试一试。

Thank you for your prompt response!
My concern is:
1. what additional cost this may cause?
2. will the current bank charge me any fee is I switch to another bank,
since I have already got the commitment letter from them?

Your lender should let you re-lock the rate. You will pay the re-lock fee, e
.g., 0.37% * your loan.
After you close on the house, you cannot relock rate, but you can refinance.

1. there is no cost for switching the bank
2. the bank won't charge you any fee unless there is already an agreement
signed between you and the lender.
In general, you can switch the bank anytime you want before you sign the
loan document.
