Buyer agent 都是坏的冒油的？

一个朋友前几天买的房子，给房子买保险时才知道房子在属于flood zone。 保险好几千。
离他房子不到0.5mile就出了flood zone。 他还在那看过房子。
agent硬是没给他说这事。就是催他快下offer买房。各种吓唬, 神马下晚了就没房了， 价格要涨了。。。。

与其说坏得冒油，不如说是利益驱使 这个买方中介从某种角度讲是有bug的, 就是中介跟买家的利益不一致。 对中介来说，花最少的时间精力赚取最多的中介费是他们的目的 买家是不是在财力范围内买到最称心如意的房子不是他们的必需考量 他们在法律，合同上面不受约束，约束只来自于对口碑的影响和自己的职业道德/良心（这个肯定只有一部分人有） 所以买家要精心挑选中介，判断他们的职业素养，必要时亲力亲为保护自己的利益

这种情况应该可以告中介没有告知。Flooding Zone是不需要Disclose的吧。

可以告中介，或者要求退钱取消交易

确实存在conflict of interest

我认识的人也有这样的情况。只能说交智商税了。 再说现在天气恶劣，隔壁街也许明年就划进flood zone了。

Closing的时候closing company的人会告诉你的哦 没仔细听吧

也许中介也junior不懂没查吧。

差不多，干中介心不够黑肯定不行

其实flood zone也不是那么吓人的，我家也是flood zone ，so far so good。房屋保险货比三家一下，总有便宜的。

随便搜了一下， agent 不一定有责任告知。 如果你的州agent有责任告知而没有， 请投诉或起诉。 如果没有责任， 有理由说人家 “坏得冒油” 吗？

自己下单之前要各种调查。agent 也不能说一定就黑心，接触过程中能看出来，不满意就就尽快换人。 好的agent 是可以做到让顾客买到满意房子，自己又有钱赚，还能让顾客乐意帮他拉新客户，反正我就遇到这样的比较好的agent 。

一直觉得买方中介也算是个scam

不能指望他们要良心不要钱。或者说，太善良的人基本上干不了中介的活

买房子，首先自己要上心啊。flood zone网上都是可以查到的，学校也一样，我都是自己查，不靠agent。自己查才放心。

至少麻省Buyer’s Agent disclosure 都说buyer’s agent are compensated and work for the seller. 当然，好的买家经纪会帮助你筛选，节省时间，还能帮助分析和讨价还价，但这些都不能掩盖这个inherent conflict of interest, 所以buyers beware.

这种中介就是一次性的 要不断的去认识新人才有生意 很多老中介都是做回头客和客人介绍的因为信誉很好

这老太太说的对，realtor都是从buyer做起的。谁会让一个新手菜鸟list自己的房子啊。listing agent也比buyer agent舒服，房子stage一下拍照挂出去就可以守株待兔等着offer了，不比buyer agent需要带着人跑来跑去看房子。有选择的话，人家也不想做buyer agent。
不过这行当靠口碑，所以往往新手更加有干劲和诚意。非要买房找中介的话，一个刚起步但有人推荐的中介好过做得很大、手下几十号人的那种。后者或许更懂行，但也更容易店大欺客，特别是欺负新来不懂行的。

我碰到的 agent都还不错，国人拉丁白人都挺好。．

卖房中介一样，拼命挑你房子的刺，让你降价卖。无论买房买房，都得靠自己，想省心是不可能的事，除非象律师一样按小时收费，maybe（也不能保证）房产中介会上点心

AB-646 requires property owners and their agents to disclose the following information regarding the risk of flooding in residential leases for their properties: Whether the property is located in a special flood hazard area or area of potential flooding, if the owner has actual knowledge of that fact。
In California, a seller and/or their real estate agent has a duty to disclose to a prospective buyer that a home is located in a flood hazard area. This information is known as a material fact because its disclosure will likely affect a buyer’s decision in whether or not they go through with the property transaction.

buyer的agent 代表buyer利益，这信息也是通过agent传达给buyer，并且要说明会带来什么后果。
来了个agent 把重要的信息吞了，然后来拿中介费？
