了最后一个月的房租， 4年多了， 最后一个月的房租比目前租金少600元，我让她补交差额，她不肯，期间付租金总是到6号交，有几次晚交，我也没收罚金。她搬出去的损坏我都有照片记录，HOA还处罚了因为后院有垃圾，我请人收掉了，最后1800的押金，扣去600元的欠租及修理和补漆，退回她250.
当时花了快2万重弄这个房子，太忙，押金过了2个月给她，列了明细表，她不乐意，退回给我，说要找律师。过了两周，今天短信给我，找我要租约。她自己的估计找不到了。
我该如何做？要给她租约吗？在退她租金前，所有的照片记录都发给她了。
我唯一的短板时押金余额超过两个月，退给她。
刚查了一下，如果租金超过一个月后退，我就没权力减掉修理费，是这样吗？
6. Returning a Tenant’s Deposit
In regards to security deposits, the Florida statute requires a landlord to return a tenant’s deposit within 15 days after they move out. In addition, the landlord must also include any interest accrued.
If there are any deductions, then the Florida landlord must notify the renter within 30 days of their intention. Failure to do this within 30 days, the landlord forfeits their right to make any deductions.
If the renter doesn’t object to the deductions, then the landlord has 30 days after the initial written notice to return a portion of the deposit to the renter.
However, if the tenant objects, then the landlord can move to a small claims court.
我的麻烦。即使有无理取闹的房客威胁要告我，我就说："go ahead, let your attoney contact me". 因为我所做的每一步都符合当地的法律条款，无懈可击，我心中有数一点都不担心。
房客可以无成本的告我们，可我们是没有时间和精力去跟他们耗。我们只要follow the law还怕什么呢？
我们在deal with押金方面要主动的小心谨慎不要出错而不是等问题出现了再去处理，那样我们就被动了。
1，当时不收late fee，又没有通知房客会在押金里扣，最后直接扣。
2，维修和补漆，不一定能扣押金。（这一点很多地主分不清）
3，退押金过期。
地主友好州，即便这样，上法庭你也输不完，法官会站在你的角度最小限度地减少你的损失，我估计打官司你会被要求退比250高的数目，但少于1800。也正因为如此，很少有房客去告，他们很愿意接受和解。

我也收 last month rent, 我想都没想过要租客补差别
除非合同明确规定补差价。人家还没找你要利息呐。
因为我全部document得很清楚，给他们提供Itemized List of Damages, 有理有据合理合法。凡是有争议的我会小心对待，凡是没有争议的我大胆行事。
话你还是得到了几百块钱，只是这钱是没有cause任何麻烦得的。租客没法因这个找你。
