淹房子的事更新。也听听大家觉得怎么处理好。

先说说背景。这户人家已租住了5年多，估计还会住上10年，直到小孩高中毕业。他们自己也做一些庭院升级。是好房客，但收入有限，我不希望升级房屋但涨他们的房租。

跑路的那位还没把他挖出来。我也不好去追问两位推荐他的realtors，大家都是想帮忙。我的realtor是看我太忙（主要是那几天新房该closing了，急需处理一堆事），才主动帮我承担了这修马桶的事，结果，偏生出了事。我追得紧想必也会给她造成心理压力。

我拿到的两个报价如下，第一个是修马桶外加把泡过水的地板全换了。第二个是把淹水已经损坏的地板换了，不严重的将就着用。若选择第二个，我自己掏腰包，这事就算过去了，大家觉得怎么处理好？

•Install new LVP flooring in Living room, kitchen, hallways and 3 bedrooms. Bathrooms will remain tile.
•Install new quarter round where new LVP in installed.

前一个handyman说会抽水和用风扇吹干，第二天我问还有一寸水，打电话再找不到人就知道他们不专业，他们也知道出事才跑路

房子状况不错，可以升级，但升级后需要涨租。目前的房客打算再住10年，他们对房租价钱会更敏感，不宜升级。

还好，是平房。三天后房子里已有味道，我让房客把一直积水的地毯掀了。走道的地板已泡坏，必须换。

你那儿房价高租金四五千以上，全换是更好。这里房价和租金都比较低，全换投资回收会慢得多。

2. 但价高工序不合理。最好提前请plumber重装马桶保质，垃圾工一趟去地面墙角材料。去湿风干后请人装lvp$2/平。

我也觉得地板贵了。但2 元每平远程很难找到。

淹水两周，已经干了。三天没干的地板就是一个卧房和厅。我也觉得偏贵，3+2或3+3合理，但要拔原地板（包括

壁橱）和tack strips,包括扔垃圾也要收费。我觉得收费还是比较贵了一点，这公司有保险。

方案1比2好，房客又好，但方案1的价格能不能找到便宜一些的contractor?

这种活没啥风险。roofer, 砍树的要。

嗯。可以再找人去估价，不是很容易找，都是活接得满满的口气。如今光景是求人干活。我又快忙了，想速战速决。

没有必要换高的Toilet,Lowes或HD 100多的足够了。还有地板活偏贵。铺的尺寸并不大，拔原地板没有那么费功夫。

1比2 彻底但我认为太贵。

嗯。现在不能像以前凡事认真，起码找三五个估价。我心里都清楚。也是，处理好这事能省三五千，值得花些精力。

又联系了两家去估价。都要等下周，周一房客度假回来，要再忍受几天了。唉，这几个月一直这房那房修这修那，感觉挺累。

先安慰安慰，有时候没事儿时闲得慌，有事儿的时候什么事都凑一起了，忙过这阵就会好的。

我会选择2，因为水淹地毯肯定要换，其它材料的就不一定要换新的只要没有发霉。

厕所换个新的是应该的，不过我现在都是自己装厕所，因为买一个厕所也就100刀，加上flange和蜡也会超过150刀，换的话只要半小时就彻底完工。

我现在装地板都是自己雇佣小工，稍微教一下就可以做了，我一小时付20刀，俩人一天可以装800-1000尺。
