rental property question

I have a townhouse for rental. Here is a potential tenant: in his fifties, has vision disability, not really affecting daily life, but has social security income. His cousin is a bankruptcy attorney, good income and has POA for the cousin who has a disability. The cousin is going to rent my townhouse (he has bankruptcy experience, according to his narration, it was due to his medical bill), but the attorney will sign the lease and make payment. Any suggestions?

要是有好的选择，不租。没有啥其他选择，勉强同意可以租。但是一定自己检查CREDIT, ETC.

3) co-signer is a lawyer (yes, co-signer is a lawyer, credit 710, good income).

我觉得问题不大，如果收入够，这样的人不会找麻烦。

有一点糊涂的是，到底是Tenant 破产过，还是他的律师cousin破产过？

但是，有vision disability对房子有什么要求？可能应该写个免责条款。

The co-signer is a lawyer, who doesn't has bankcrutcy experience, but the cousin is a bankcrutcy attonery. I asked why his cousin want to move to rent our property, he said his cousin has stayed in current property for six years, he asked the current landlord to the deck, which there is hole and he fell, but the landlord refused. Not sure whether that's a reliable reason.

The attorney

The attorney is 78 years old, not sure whether that's useful info. or not.

whose credit should I check?

Should I check both the attorney's and the cousin who has disability's credit, or just the attorney's since he is going to sign the lease.

cousin and the disabled both have to sign.

treat cousin and the disabled as roommates (or married couple, boyfriend/girlfriend, whatever), both has to sign, both have to pass background check. 

simple as that.
