我们上次买的就是一个estate sale.
他们子女要卖的, 他们卖了房好分钱(有急迫感)
但是房子的condition就不敢恭维了. (一般是
"As-is" sale, 不负责维修的).
所以我们就Back and forth 讲了几次价,
最后结果不错.
1,通常老年人维护房子少,房屋状况不好。
2,对死亡必须披露的州,有人会介意房子里死过人。所以,老人是否故去在家里,也会影响房屋价值。
there was some old couple who has been living there for decades. Very often the man died first , old lady lived to her eighties and then ended up in a nursing home.
when the house is listed, it is not unusual that the house has been empty for at least 2 years. This, on top of the fact the house has not been updated (the last time it had new bathroom and kitchen was probably in the 70's).
So this is all yours. Be prepared to do a full rehab that you need new bathroom and kitchen, new floor, maybe new windows, new furnace, and definitely new paint.
Oh, I forget to say you also have to toss out the old couple's 50 years accumulated junk...
是比较少的,因为参与卖房的一堆人往往都没住过这个房子。我一般先请信任的inspector出个报告后再给offer。
后来会降价,不过个人感觉是有价值的东西很少。更像是在走一个程序。最后可能把东西捐给机构。由于有律师等专业人士介入,如果房子卖价太低,继承人也分不到啥钱了,所以可能开价不低。
